HOA ANNUAL MEETING

Wednesday, November 5th, 7-10 pm

The Shadow Ridge South HOA Board of Directors invites you to attend the association’s Annual Meeting scheduled for Wednesday, November 5, 2003, 7:00 p.m. at Bluebonnet elementary located on Spinks.

 

Agenda:

·   2003 Financial Review

·   2004 Budget/Priorities

·   Election of Directors

 

You’ve already received the mailing containing the:

 

1.       candidacy form,

2.       proxy form,

3.       directory form, and

4.       community guidebook

Three of the five Board positions are open and elections will be held at the meeting. If you are interested in serving, please return the candidacy form, or complete one at the meeting before balloting.

 

Returning your proxy will ensure that quorum can be established, your household will be represented, and HOA business can be done.

 

If you find yourself able to attend in person your proxy will be returned to you as you sign in at the door.

Directories will be distributed with 2004 dues statements at year end, please send in your directory form by mid-December.

 

The guidebook was put together by the board to inform or   reacquaint you with:

·   the functions of the HOA and the board,

·   your own rights and responsibilities, and

·   the most relevant  Covenants, Conditions and Restrictions.

 

If you need another copy of By-Laws or Covenants contact the HOA.

You can purchase space in our neighborhood directory at the rate of ½ page for $25, and a full page for $50 (a page measures 8½” x 11”).

Halloween Gathering – Just Say Boo

This coming Halloween shall be Shadow Ridge South’s 3rd Annual Pre-Trick or Treat Night.

 

We’ll gather Friday, October 31st from 5:00 pm till Trick or Treating begins at the Sumac Cul-De-Sac.

 

Menu:

 

Buffalo Wings

Bubbling Brew (Chili)

Hot Dogs/Buns

 

Featuring:

 

Grab bags

Haunted House (fun to explore for everyone)

You bring: a side dish to share, your own beverages, chairs or blankets and perhaps a camera for group photos.

 

So come and join your neighbors for good food, fun and great fellowship.

 

Keeping Up Appearances

Your HOA takes care of the common areas in our neighborhood: maintaining any open grassy medians or lots, repairing exterior brick or wrought iron fences and maintaining the stone pillars/walls and landscaping marking the entrances.

 

Our individual lawns and fences are our own responsibility. All of us benefit when each of us takes care of business, mowing and weeding our lawns, beautifying our flower beds, and staining our fences.

 

In the coming weeks, the board will send out letters  

to encourage compliance with the Covenants to keep our neighborhood looking its best.

 

Which streets are doing the best job of staining fences?

 

Arrow Wood:    77% of homes

Weatherwood: 70% of homes

Honey Mesq.:   58% of homes

Sumac:              57% of homes

Safety Watch: Speeding

The 30 m.p.h. speed limit is simply too fast for our side streets. The HOA is asking for safety's sake that drivers slow down to be able to stop if needed when children are playing near the street, especially after school and weekends.

Although speed limit enforcement is a city issue, there are only six motor officer patrol cars that cover 67square miles in Flower Mound.

 

Should you observe anyone speeding and you can: record the street

of sighting, date, license number and address where the speeder parks, please notify the HOA.

 

The board will be sending out courtesy letters to request cooperation in this area on a case by case basis.

 

 

 

 


Lets Talk Trash …

Maintaining the look of the community preserves our property values. Leaving trash or recycling   bins in view detracts from that appearance.

 

As per the community guidebook:  “There should be no storing of garbage cans in the front of garages. Garbage cans also should be put out the

evening before pick up and taken in as soon as possible after pick up. Please consider your neighbor's view before placing garbage cans in front of their window.”

 

In the coming weeks, the board will send out letters to those not yet in compliance. Continued non-compliance shall

result in fines.

 

Do your part by creating a place for your receptacles that is not visible from any street along your home.
