About Flower Mound HOAs

In the late 1980s and early 1990s, the town of Flower Mound began requiring builders to provide amenities such as masonry perimeter walls, entry ways, and some communal landscaping.

 

Builders met the town’s regulations maintaining the infrastructure with working sprinkler systems, etc. until they had completed the subdivision and moved on to their next project.

 

In many cases the builder/developer installed infrastructure crumbled or

deteriorated because the builder would discontinue payment of services such as water to common areas once they moved on.

 

The town responded by mandating HOAs for subdivisions built after 1992. The HOA would accept the responsibility of maintaining, repairing and improving common areas within the neighborhood.

 

In this way, the cost of  communal areas (landscaping, perimeter walls, etc.) would be distributed across all the

neighbors, and the town would not be forced to place liens on the individual homes within the neighborhood to bring the subdivision back to compliance with town ordinances.

 

Your neighborhood was built in the mid 1990s and therefore has a mandatory HOA. Your dues are collected in January of the year they will be used to pay for: water, electricity, landscaping, perimeter fence repair, neighborhood activities,  publications, etc.

Looking for Volunteers for HOA Activities

Are you interested in nurturing the neighborly spirit of our community?

 

For the past few years we have all benefited from the efforts of a few hardworking volunteers who took on the task of creating and organizing three or four neighborhood wide social gatherings each year.

In the Spring they’ve put together Easter Egg hunts, summer or fall has been the season for our annual block party, they’ve held semi-annual neighborhood wide garage sales, and for the past several years we’ve had a pre-trick or treat gathering at Halloween.

 

The HOA is in need of such creative and socially

gifted volunteers to restart the work of the Activities Committee.

 

The Activities Committee is funded with an annual budget of $1100.00 by the HOA to support all their annual planned activities.

Easter Egg Hunt

Saturday, April 3rd10:30 am – 12:00 pm

This year our neighborhood Easter Egg Hunt will be held the Saturday before Easter weekend to avoid competing with other communities for the use of Shadow Ridge Park.

Separate areas will be allocated for different age groups. It will be the parent’s responsibility to ensure that their child stays with their peers.

 

Some eggs will contain

tokens for special prizes that can be redeemed at the prize table the date of the event.

 

Rain date is 4/10 from 10:30am – 12:00 pm

 

 

 

 

 

“Clean out your attics and garages.”

Neighborhood Garage Sale

Friday & Saturday, April 23rd-24th8 am – 2pm

The next semi-annual neighborhood garage sale has been scheduled and will be advertised in local newspapers.

Signage will also be placed on our streets and at both neighborhood entrances the week before the sale is to begin.

Rain dates are 4/30-5/1.

 

So clean out your attics and garages.

 

 

 

Proposed New Electrical Substation

ONCOR is proposing that a new electrical substation be built in our area because Flower Mound’s only substation on McKamy is operating above 100% of its engineered capacity.

 

The proposed site is 300 feet south of Spinks on the east side of Donald street. Substation access will be restricted to Lakeside Pkwy and is expected to be limited to a single monthly routine

inspection.

 

ONCOR has submitted plans to the town that include an 8 foot masonry wall around the substation surrounded in turn by a mixture of Live Oaks, Red Buds and other trees/shrubs.

 

ONCOR has applied for a special use permit (SUP) covering the new substation (#SUP-269-03).

The SUP will be discussed at one of the town’s regularly scheduled public planning and zoning meetings, possibly April 12th or 26th.

 

The town announces planning meetings in the Denton County supplement of the Dallas Morning News included in the Wednesday and Sunday editions distributed locally.

 

 

Just a Friendly Reminder

It is that time of year again. Temperatures are rising, the grass is beginning to grow, and alas, so are the weeds.

 

Please keep an eye on your lawns. For those of you that retain a mowing service, make sure you’ve reserved a time slot on their schedule.

Don’t forget to check your sprinkler systems – no one wants to pay for water that was directed to the gutter because a sprinkler head was in disrepair.

 

Please keep your trash receptacles out of sight from the street, except of course for trash day.

As the spring rains pass, consider cleaning and/or staining your fence.

 

Throughout the year the HOA will be sending out letters requesting your cooperation in keeping our neighborhood looking its absolute best.
