Texas Residential Construction Commission

The TRCC is hosting a series of seminars on the new home warranties required under Texas law.  In addition, they will provide info. on the State-Sponsored Inspection and Dispute Resolution Process.  This process is used should a construction defect be found in a home after completion, and will assist homeowners in resolving issues prior to court action by providing a technical review of the allegations by a neutral, third-party inspector.  Exact locations and times of the seminars are posted on the commission website at www.trcc.state.tx.us or consumers can call toll free (877) 651-TRCC with any questions

Fences in need of TLC

Some of the fences in our neighborhood are in need of some tender loving care.  Homeowners need to keep their fences in good condition and repair, replacing worn and rotten parts, and cleaning/ staining so that the fence does not deteriorate in an unattractive manner.  Fences need to be stained in shades of brown or kept in their original color and condition.  Example colors found at Home Depot are Cedar, Redwood or Natural.  Fences should be uniform in color.  Where individual pickets or panels have been replaced, they should be stained to blend in with the rest of the fence.  This may require some cleaning on the old fence first.  Beginning at the end of May, fence conditions will be added to the weekly property inspection.

TIPS OF THE MONTH: 

  • Change HVAC filter
  • Turn the furnace pilot light off
  • Change battery on the Smoke and carbon Monoxide detector
  • Cultured Marble surfaces can be sealed (after they are cleaned) with car wax
  • Close fireplace damper
  • Fertilize your yard

Neighborhood at a Glance

 

AN  EGGSTRAVAGANZA !

Ready…..Set….HOP…and off they went hunting the eggs at our annual Easter Egg Hunt. Some scrambled, some went to the back and worked their way to the front, the little ones grabbed an egg and one was just fine. In all, over 2000 eggs were found, so everyone had plenty.

The day couldn’t have been more perfect with clear skies and a slight breeze as children and their parents enjoyed a beautiful morning at the Park. Pat the Bunny gave special giant eggs to each child and she was quite happy to pose with the kids for fun photos.

Thanks to those who recycled their eggs. We had over 700 returned. Every 144 is $6.00 we can put to better prizes and candy for next year’s fun.

PARKING

In our neighborhood Guidelines booklet, we asked that cars not be parked on the street from 8Am to 6PM to enable our children to safely get to and from school.  During the daylight hours when children are at play, cars on the street present an additional hazard since children dart from behind them.

Cars parked in driveways that block the sidewalk are violating a town ordinance.  More importantly, they force children as well as adults to walk/cycle in the street, which is unsafe. 

Our streets are not wide. Be considerate of your neighbor by not parking across from their driveway.

 

Neighborhood Sidewalks

Many homeowners do not realize that they are responsible for the upkeep and repair of sidewalks in front of their homes. While sidewalk issues are relatively rare, over time many sidewalks in the neighborhood will shift, sink, or crack over time. Sidewalks are out of compliance with town codes if:

1. There is a vertical displacement of the adjoining sidewalk that exceeds two inches.

 2. There is lateral separation of the adjoining sidewalk, which exceed two and half inches.

3. The material is cracked, chipped, spalling or deteriorating in such a way to create an unsafe condition.

 4. Inadequate draining causes water to gather on the sidewalk and cause “ponding” of more than one-half inch.

YARD OF THE MONTH

Beginning in May and ending in September, we will be choosing the yard of the month. We look for a well-maintained yard with colorful bedding, and an all around neat appearance.
