HOA Is Here For You
The Homeowner’s Association is an organization that is a benefit to all property owners of Shadow Ridge South. Our homes are our biggest investment and our security. Many people now depend on the value of the equity in their homes similar to an IRA or 401K account. The purpose of the HOA is to make sure that your investment is secured by the preservation and maintenance of Shadow Ridge South. The majority of our activity is maintaining the Common Areas, which includes the contract for a landscape company to perform the work and the cost of water to keep the landscaping alive and appealing. We are also required to enforce our architectural standards to maintain the consistency of the homes and yards of our subdivision. The HOA does this not only for the benefit of our homeowners, but because the Town of Flower Mound requires us to perform these duties. We have had new homeowners tell us that they chose to buy here because of the quality of the neighborhood more than the quality of the home they purchased. We are proud of the quality of Shadow Ridge South and will continue to work hard to preserve it. We wish to thank all of you for the great job you have done in maintaining your homes and yards to make our subdivision a desirable place to live. |

Yard Maintenance Yard maintenance starts during the winter. Plants are easy to prune and the temperatures are good for working outdoors. Start with your flowerbeds. Clean them out. Build the soil up for proper drainage. Add compost manure or mulch to areas that can be planted next month. This is a good time to get a jump on the weeds with pre-emergents and spot killers while most of the yard is still dormant. Tune your mower and edger to improve their performance. A sharp blade can help your mower cut like a new machine. Disconnect the spark plug. Remove the blade. Note that many mowers have left handed threads. Grind the blades with a hand held drill and a sharpening stone, grinder or file. Grind the blade on the beveled edges. Balance the blade using a pencil in the mounting hole and grind on the heavier side more to balance the blade. Once you have reinstalled the blade, you will be happy with the improvement of the yard appearance and mower performance. |
Fortify Your Home Against Moisture Moisture can wreck havoc on your home. You should periodically check your home for leaks, from the exterior and interior. You can check for supply line leaks by checking your water meter. The outer meter dial is usually 10 gallons per cycle. If there is a small triangle dial, it usually measures in ounces. Interior leaks can be discovered by a visual inspection. Check under all sinks, toilets and appliances that have water connections for evidence of leaks and stains. The A/C condensation drain line is another source of moisture to check for leaks or damage. Exterior leaks can be more difficult to track down and repair. Common leak areas include roof materials and flashing. Water runs downhill, so always start at the top of the house. The roof top and attic can provide indications of sources and problems. Doors and windows are another source of water leaks. Check the caulk around all windows and doors. Replace any weather stripping that may be damaged.
