Check the Roof
Spring is a good time to go up and check the roof. The Spring rains are around the corner and the windy season is just starting. Shingles can be damaged and allow water to damage your home. Your attic should have some roof top ventilation. The soffit vents in the eaves around your house will allow air into the attic, but you need some vents near the peak to allow the air to flow through your attic and prevent a buildup of heat. Wind turbines and exhaust ports are easy to install, just make sure that you cut the roof decking from the roof top instead of the attic so you do not cause sheetrock separation on your ceiling in the house.
The installation of a gutter protector to prevent leaves from building up in the gutter is a great investment if you have trees overhanging or near the house. |

Ceiling Fans Ceiling fans can help reduce your energy cost by allowing you to set a higher or lower temperature in the house and still feel comfortable because of the air movement. Most fans have a slide switch to control the fan direction. Fans should blow down during the summer for maximum airflow and up during the winter to move the hot air off the ceiling. The warm air will flow down the walls of the room giving a gentle mixing of the air without the draft of the fan. Clean the blades regularly to help keep them balanced.

Yard of the Month Spring is in the air! Now is the ideal time to spruce up the yard after the winter has left its mark. April is just around the corner, and it will also be the optimum time to plant flowers to blossom throughout the spring months and on into summer. As in the past, a "yard of the month" will be chosen May thru September by one of the Board members. The homeowner will be notified, and the "yard of the month" sign will be placed in that yard for the month.

What Are They Building Around Us? After meeting with the Planning Department of the Town of Flower Mound recently, here is a brief update on all that construction going on around Shadow Ridge South:
Spinks Road and Gerault Road This project is called Flower Mound Business Park Phase 1 and will consist of four warehouse buildings that will total 477,500 square feet. Phase 2 and 3 will be more warehouse buildings on Lakeside Parkway.
Lexington/Gerault/FM3040 Officially called The Pines of Flower Mound, this will be the Kroger Signature Store, a bank and more retail buildings.
The Southeast Corner of Gerault and FM3040 This is called Flower Mound Market and will be an eight acre development that will eventually have 13,000 square feet of retail and 5,500 square feet of restaurants. The construction going on now is for a bank building with the rest to follow later.
The Northwest Corner of Morris and FM3040 Called Morris Commons, this will consist of a CVS Pharmacy and office condominiums similar to the ones on FM2499 behind the Red Hot & Blue restaurant.
Next To Home Depot On FM2499 A company called Premier Lending is building a 13,000 square foot call center for their mortgage brokers. There are two other buildings that may be built later.
The Planning Department also said that there will be a lot of warehouse buildings constructed on the Lakeside Ranch development on Lakeside Parkway. They said that eventually there will be office buildings on our side of FM2499 and Spinks Road similar to the ones built at Fountain Park. We will try to keep you updated as we hear of more developments in our area. |

Primary Care Clinic of North Texas This is a low cost medical clinic in Lewisville near the hospital that serves people who do not have health insurance. They have asked that all HOA newsletters post their information as there is a growing need for their services. According to their web site, www.primarycareclinic.org, office visits are $30 and they offer the following:
● Fees for routine blood tests under $10 each ● Screening for Hepatitis, HIV, cholesterol, PSA, etc. ● Referrals for X-rays, ultrasound, CT scans and MRI scans priced at or near Medicare rates ● All generic drugs at discounted prices made available through local pharmacies Note: The clinic does not offer obstetric or gynecological services. Easter Egg Hunt Sunday April 9th at 2:00pm Rain Date: Saturday April 15th same time, place Get your baskets ready and hop on down to Shadow Ridge Park for our Annual Neighborhood Easter Egg Hunt. Pat the Bunny will be there to get the hunt started promptly at 2:00 pm. Separate areas will be allocated for the different age groups: 2 and under, 3 thru 6 and 7 and above. We ask that you limit you egg collection to 10 per child to make sure everyone gets their share. Beverages will be provided for everyone after the hunt. So come, have fun and socialize with friends and neighbors and enjoy an afternoon together. Don’t forget your camera! Recycle Those Empty Eggs There will be a box at the park where you can recycle your empty eggs after the hunt. There will also be one on the porch at 1801 Sumac Dr. for the following two weeks after the hunt. Last year we collected around 700 and hope to get more recycled this year. So don’t pitch them, recycle them for our next year’s hunt. |
