THE HOA:

TAKING CARE OF BUSINESS

When the subdivision plat for Shadow Ridge South was approved for development by the Town of Flower Mound in 1994 the Town required the developer to establish a mandatory homeowners association “to improve, beautify, maintain, manage, and operate the common properties and common facilities” of Shadow Ridge South and “to provide for architectural control of the lots within the subdivision; and to promote the recreation, health, safety, convenience and welfare of the members of the association.”  Every land owner of Shadow Ridge South is required to be a member of the homeowners association.  We put a lot of time and effort into fulfilling these duties and are proud of the quality of our neighborhood.  Apparently home buyers agree as the value of our homes increased 11.3% in 2006 while other property values in the area decreased in value.

The reality is that our homes are our biggest investment and our security.  We are here to make sure that all homeowners’ real estate investments are secured by the preservation and maintenance of Shadow Ridge South.  The majority of our activity is maintaining the Common Areas, which includes the contract for a landscape company to perform the work and the cost of water to keep the landscaping alive and appealing.  We are also required to enforce our architectural standards to maintain the consistency of the homes and yards of our subdivision.  We are proud of the quality of Shadow Ridge South and will continue to work hard to preserve it.  We wish to thank all of you for the great job you have done in maintaining your homes and yards to make our subdivision a desirable place to live.

YARD MAINTENANCE

Yard maintenance starts during the winter. Plants are easy to prune and the temperatures are good for working outdoors. Start with your flowerbeds. Clean them out. Build the soil up for proper drainage.  Add compost manure or mulch to areas that can be planted next month.  It is time to get a jump on weeds with pre-emergents and spot killers while the yard is still dormant.

Tune your mower and edger to improve their performance. A sharp blade can help your mower cut like a new machine. Disconnect the spark plug. Remove the blade. Note that many mowers have left handed threads. Grind the blades with a hand held drill and a sharpening stone, grinder or file.  Grind the blade on the beveled edges.  Balance the blade using a pencil in the mounting hole and grind on the heavier side more to balance the blade. Once you have reinstalled the blade, you will be happy with the improvement of the yard‘s appearance and mower’s performance.

Easter Egg Hunt:

Sunday, April 1st, 3:00 pm at Shadow Ridge Park

Rain Dates: Saturday April 7th, same time and place

 

Spring Garage Sale:

Friday April 20th and Saturday April 21st, 8:00am till 2:00 pm.

Rain Dates: Friday April 27th and Saturday April 28th, same times.

 

Fall Garage Sale:

Friday September 14th and Saturday the 15th, 8:00am till 2:00pm.

Rain Dates Friday September 21st and Saturday the 22nd same times.   

           

Fall Carnival:

Due to the new Town of Flower Mound ordinance on Special Events, we will not be able to have a Fall Carnival as we have had in the past.  We will let you know in future newsletters on alternative plans.

 

Pat Zellar will resign as Activities Director after the Easter Egg Hunt due to health problems.  If you are interested in taking her place or just volunteer to help with future activities please call her at (972) 691-9539.  We think community activities add to the quality of life for families in our neighborhood.  Please consider lending a hand to volunteer a few hours of your time

 

 

CITIZEN INFORMATION BULLETINS

 

FLOWER MOUND – The Flower Mound Police Department wants to remind everyone that the Town of Flower Mound has a curfew ordinance.  This ordinance is strictly enforced by the Flower Mound Police Department as a measure to protect our youth and as a crime deterrent.

 

Curfew hours are between the hours of 11:00 p.m. on any Sunday, Monday, Tuesday, Wednesday, or Thursday until 6:00 a.m. on the following day; and 12:01 a.m. until 6:00 a.m. on any Saturday or Sunday and apply to minors under 17 years of age.

FLOWER MOUND – Beginning February 15, 2007 the Flower Mound Police Department will begin enforcement of ordinance #01-07, Section 30-33, “Service fees for excessive false alarm notifications.”  Starting February 15, 2007 the amended fine amounts will apply.  For example, an 8th false alarm occurring on February 15, 2007, will be fined $75.
