GUIDEBOOK:

ARCHITECTURAL REQUIREMENTS

Now is the time homeowners look to make home improvements or do maintenance on their homes and properties.  The following are guidelines to help you in this process.

Any permanent improvements to the exterior of the home need to be submitted to the Board for approval.  Any improvements to your home or yard cannot obstruct the natural drainage paths.  Any improvements made to the front of the house or front yard must conform to the neighborhood standards.  No temporary structures (i.e. sheds) are allowed that can be visible from any street that the house fronts. CCR, Art. IX, Sect. 3.

Trims and garage doors need to be painted in shades of beiges, grays or whites.  Shutters can be in shades of beiges, whites or blacks.  Front doors are to be of coordinating accent color if the homeowner chooses to paint them a different color than the trim. CCR, Art. XII, Sect. 4.

Roofs will be shingled in shades of medium-dark browns or dark grays.  Some examples are pewter gray, mission brown, charcoal and oak country suede; these colors can be found at Home Depot.  Specifically, no whites, silvers, reds, blues or greens are permitted.  Any other color must be submitted to the Board for approval. CCR, Art. IX, Art. VIII Sect. 27.

FENCE MAINTENANCE

Good fences make good neighbors.  We have all heard that saying.  Many of the homes in the neighborhood are about ten years old.  As a result, some of the wood fences are in need of repair or replacement.  It is the homeowner's responsibility to maintain the wood fence surrounding his or her property.  The high winds and rains have caused damage to some fences in the neighborhood recently. 

Please take some time this week to inspect the fence surrounding your house.  Please look for pickets that are loose, missing or damaged.  Also, the HOA guidelines require that a fence should be evenly stained in a shade of brown or maintained in the original color and condition with clear wood sealant.  Suggested stain shades available at the local hardware store are cedar, redwood, and natural. 

The SRSHOA Property Manager conducts periodic inspections of the neighborhood.  The condition and appearance of any fence that can be seen from the street is a standard part the neighborhood inspection. 

OUR RIGHT OF WAY

If you look at your property survey it will show that your sidewalk and mailbox are actually in the street right of way and not within your lot.  The Town of Flower Mound has an ordinance that requires us homeowners to maintain these sidewalks and the grassy area between the sidewalk and the street curbs.  The Town also says that trees and shrubs must be trimmed back so they do not overhang sidewalks up to a height of 8’ and streets up to 14’. 

The Town puts this responsibility on homeowners because there are so many subdivision streets and sidewalks that they don’t have the means to maintain them.  It benefits all of us to be able to walk down our sidewalks and not have to duck under overhanging branches or trip on broken concrete.  Please have a look at your sidewalks and trees to make sure they are properly maintained.

Fall Garage Sale:

Friday September 14th and Saturday the 15th, 8:00am till 2:00pm.

Fall Carnival:

Due to the new Town of Flower Mound ordinance on Special Events, we will not be able to have a Fall Carnival as we have had in the past.  We will let you know in future newsletters on alternative plans.

 

GOING, GOING, GONE

At the conclusion of another successful Easter egg hunt, Pat Zellar is officially retired as the Activities Director for Shadow Ridge South.  We would like to thank Pat for her years of planning and organization of the SRS events.  The community activities are a great way to spend time with your neighbors, make new friends, and greet new residents to SRS.  Please consider volunteering a few hours of your time to take over the Activities Director duties.  Contact Pat at (972) 691-9539 if you are interested or have any questions.
