FM POLICE CRIME PREVENTION

TIPS AND SECURITY AUDITS

In response to the home burglaries in our neighborhood, a member of the Board contacted the Flower Mound Police Department.  The following is an excerpt from the e-mail we received.

The Flower Mound Police advise that we secure our windows and consider using auxiliary window locks which can be very helpful in preventing burglaries.  Making sure we lock doors and close garage doors at night makes a huge difference.  Vehicle burglars are usually window shoppers so don’t give them anything to look at.

The Flower Mound Police Department offers free Home Security Inspections to Flower Mound residents that not only help to secure our homes, but could also reduce home owner’s insurance up to 20%.  Call Officer Steve Caldwell, Crime Prevention Unit, at 972-874-3357 to set up an appointment or for further information.

 

ARE YOUR SHRUBS

TAKING OVER?

When our homes were new our builders planted a number of shrubs in front as a minimum landscape package.  Many homes have a surrounding cloud or a border of poorly spaced evergreens that can destroy a house’s style.  If not aggressively trimmed back, these shrubs can grow and take over the front of our homes, in many cases covering front windows and attractive brick features.  Many homeowners are replacing these shrubs with smaller, more proportionate plants that enhance the look of their homes.  Other homeowners have put in a mixture of flowering plants, ornamental grasses, and smaller shrubs.  These improvements add to the curb appeal of your home and bring out the beauty of the brick arches and columns that make them attractive. When it comes to shrubs, less can be more.  Don’t let them take over.

Many of the homes in our neighborhood have roof damage due to the hail and winds this spring.  Please be aware that roofs need to be shingled in shades of medium-dark browns or dark grays.  Some examples are pewter gray, mission brown, charcoal and oak country suede; these colors can be found at Home Depot.  Specifically no whites, silvers, reds, blues or greens are permitted.  Any other color must be submitted to the SRSHOA Board for approval. (Please refer to our homeowners’ guidebook.)

 

Please note also that contractor advertising signs are permitted only during the construction phase and must be promptly removed upon completion of the work.  (CCRs Article VIII Section 23.)

SCHOOL’S OUT!

 

Don’t forget that school’s out for the summer and the children of our neighborhood will be out in full force selling lemonade, running through sprinklers, chasing balls, jumping rope, riding bikes/scooters, and making their way over to the new Community Activity Center to cool off in our new Flower Mound pools.

 

Even at the posted 30 mile an hour speed limit, it’s hard to stop in time to avoid running over a young one darting into the street. Please proceed with extreme caution to protect the youngest of our neighbors.

TIPS FOR REPLACING YOUR WOOD FENCE

 

Since most of our homes are now 10 years old many homeowners are replacing their aging wood fences.  The best upgrade is a cedar fence with steel posts set in concrete.  Here are some tips from research with contractors:

 

  1. Make sure your contract includes the building permit required by the Town of Flower Mound and demolition and hauling away of the old fence,
  2. Contact your adjoining neighbors and have them participate.
  3. The best design uses a treated 2-by-6 “rot board” at the bottom of the fence that allows the bottom cedar pickets to be further above ground and avoid groundwater.  The pickets should not be nailed to the rot board or they will be damaged when the rot board needs to be replaced.  There should be a horizontal rail above the rot board that the pickets are nailed to.
  4. Specify flat caps on the galvanized fence posts, as the domed caps may extend above the top of the fence.
  5. One option for staining is to get the wood “pre-dipped” so that when it is delivered it is already stained.  While this does eliminate the need to stain later, you are taking the chance that the wood was not properly cured before it was dipped and may warp or shrink once it is exposed to the sun.
  6. If you do not get your wood pre-dipped, wait for 30 days to let the wood dry out before staining. Stains with more pigment protect the wood longer, so a clear stain will give you the least protection.

 

A new fence enhances the look of your home and adds to the enjoyment of children playing in our yards.  Shadow Ridge South remains a desirable neighborhood as homeowners spend their hard earned money and time to make these kind of improvements.
