GUIDELINES FOR BASKETBALL GOALS

There are several basketball goals set up next to driveways and along our neighborhood streets for the enjoyment of our children.  Unfortunately, some of them have fallen into disrepair or were not set up correctly and this reflects poorly on Shadow Ridge South.  The following are guidelines that will be enforced by the HOA:

  1. Basketball goals are not allowed on street pavement where vehicles have to drive around them.  The Flower Mound Code Enforcement department specifies that basketball goals be set up on the grassy strip between the curb and the sidewalk.

  1. Basketball goals shall be anchored using their designed internal ballast only (using sand or water).  Specifically, no exterior weights such as rocks, bricks, concrete blocks, etc. shall be placed on the base.

  1. Basketball goals shall be maintained in good condition.  Broken or weathered components shall be repaired or replaced in a timely manner.

If you know of a basketball goal that has been abandoned by a homeowner that has moved out of our neighborhood please report it to the HOA so we can have it removed from our streets.

EASY TIPS FOR SPRING LAWN CARE

1.  Rake your yard to remove thatching that may have occurred.  This will allow for a healthy yard.

2.  Apply grass seed to bare spots in the yard.  Starting grass seed can be accomplished in the spring and fall months depending on the type of grass.

3.  Apply fertilizer to suit the type of grass you have.

4.  Apply pre-emergent herbicides early to prevent the headache of having to pull weeds.

5.  Tune up the lawn mower and yard equipment early in the year to prevent costly repairs or replacement during the summer.

6.  Check your sprinkler system to catch any leaks or other problems that could lead to wasted water.

7.  Prune trees while they are still dormant to avoid damaging the tree and to more easily visualize the structure of the tree.  Pruning also provides sunlight to the grass below trees to prevent bare spots.

FLOWER MOUND SIDEWALK REPAIR AND REPLACEMENT PROGRAM

Sidewalks are a very important means of travel for our residents, especially children and senior citizens.  The Town of Flower Mound requires homeowners adjacent to sidewalks to be responsible for maintaining them.  The sidewalks on Lexington and the handicap ramps at intersections are maintained by the Town.  The Code Enforcement department will issue notices of violation for the following conditions:

  1. Vertical displacement of the adjoining sidewalk section exceeds two inches
  2. Lateral separation of adjoining sidewalk exceeds two and one half inches.
  3. Surface condition of the sidewalk has deteriorated, cracked, settled, chipped, and/or is spalling.
  4. Slope of the sidewalk exceeds eight percent or ponding of more than one half inch of water is occurring.

If you are issued a violation notice you can opt to join the Town Sidewalk Replacement Program. An estimate is given for the cost of repair based on the current contract price per linear footage to be replaced.  A one time payment can be made or the cost can be spread out over a year without interest and is added to your water bill.  The town negotiates the price for these repairs through a bid process and selects a contractor.

You can opt to have the work completed on your own but a permit will be required to insure that the repair is done to Town standards within the given time frame of the violation notice (30 days to begin the repairs and 60 days to complete the repair).

ELECTRONIC E-MAIL ALERTS

In an effort to effectively notify Flower Mound residents, the Flower Mound Police Department and other area law enforcement agencies send local Home Owner Associations periodic

e-mail bulletins to alert residents of criminal activity.

As many of these bulletins are time sensitive, the Shadow Ridge South Homeowners Association (SRSHOA) would like to broadcast these alerts electronically along with other news and information to ensure all homeowners are made aware of events in a timely manner.

SRSHOA is assembling an e-mail distribution list for such announcements.  While most residents have publicly supplied their e-mail addresses for publication in the homeowner directory, your inclusion to the “HOA Alert List” is voluntary and requires an e-mail request from the homeowner in order to be added.

If you wish to be added to this list, please send a message to the SRSHOA Manager at SRSHOAMANAGER@verizon.net with “HOA Alert List” in the subject line.

The SRSHOA will not publish, share OR SELL, names on the distribution list.  In addition, all e-mail messages will be sent utilizing a BCC option so recipients will not be able to view other homeowners’ e-mail addresses.

The SRSHOA will continue to publish and distribute the newsletter to all residents on a

bi-monthly basis.
