A NEIGHBORHOOD IN DECLINE?

 

Shadow Ridge South has always been a desirable neighborhood for families to move into since the first homes were built here.  Recently, homeowners that were trying to sell their homes have reported that buyers did not like our neighborhood and were not interested in moving here.  If potential buyers are not interested in our neighborhood then sellers will be forced to drop their asking price in order to sell their homes.  These lower sales numbers will drive appraised values down when it is time for us to sell or refinance.  We should all be very concerned over this drop in the equity we have been counting on for our future.

 

There are homes that were damaged by the June storm that still have blue tarps on their roofs and fences that need repairs.  If there are problems with insurance claims, building permits, or contractors we hope that these homeowners are motivated to get their homes back to normal condition, as this makes our neighborhood look like a construction zone.

 

Normal yard maintenance like mowing and edging weekly, trimming trees and shrubs, and keeping yard waste off of the street until just before bulk pickup days help to make our neighborhood more appealing.   The HOA appreciates the hard work that most homeowners invest in these activities as it benefits everyone.      

 

 

BEING RESPONSIBLE FOR YOUR PET

 

We all love our dogs and value them as important members of our families.  They give us love and companionship and can enhance the security of our homes with their watchfulness.  Unfortunately, there are some homeowners that do not clean up after them when they leave their droppings around the neighborhood.  Not only does this reflect poorly on the quality of our subdivision with unsightly deposits in yards and sidewalks, but it is a health hazard to our children.  Please be responsible for cleaning up after your dog and consider the mothers with strollers and children playing in our front yards and sidewalks.  Let’s all work together to make Shadow Ridge South a clean and healthy place to live.

FMPD Home Inspection Service

Saves Residents Money

 

The Flower Mound Police Department offers a free home in­spection service that can help protect homes and provide savings on homeowners’ insurance premiums. Once a resident contacts the Police Department and schedules an appointment, a Flower Mound Police Officer will provide a complete security survey of the home. After all security criteria have been met, the Police Officer will then submit appropriate paperwork to the Depart­ment of Insurance, which could result in a reduction of up to 20 percent from homeowners’ insurance premiums. Some Back to School Safety Tips

Nationwide, injury to pedestrians is the second-leading cause of unintentional injury and related death among children age 5 to 14 years old.  With the number of children in our neighborhood, we should be extra careful during the peak school hours.   Here are a few tips to reduce the risks of the children in our neighborhood.

Walking to School

Parents teach your children to look left, then right, and then left again before EVER crossing a street, even if they have the right of way.  Insist on adult supervision at crosswalks.

Choose the route to school or the bus stop that is the safest for your child.  Take the same route every day and avoid short cuts.

Trim shrubs and trees that overhang sidewalks to allow safe passage for pedestrians

Riding a Bicycle to School

The No. 1 rule: Always wear a bike helmet. Head injury is the leading cause of death in bicycle crashes. Bicycle helmets can reduce the risk of head injury by as much as 85 percent.

Drivers

Before turning into a crosswalk, look very carefully for pedestrians, especially during school hours.

Be careful when backing out of driveways and turning corners.  Children have a tendency to dart into an intersection.
